My work to date has primarily been in investment management, having worked for Invesco Real Estate for three years between 2003 and 2006, and more recently GPT Halverton for two and half years from 2006 to October 2008. Prior to Invesco I worked for CB Richard Ellis where I researched technical real estate markets (Data Centres) in Canada, Latin America and Europe.
My skills and experiences to date make me ideally suited to fund management, but are individually transferable to enable me to excel in a number of roles.
I have strong analytical skills, having been responsible for performance measurement, fund analysis and hold / sell analysis at Invesco. I am also adept in appraising developments and other asset management opportunities, one example of such being my involvement with the redevelopment of 5 Aldermanbury Square, a c. 25,000 sqm office tower in the City of London. Furthermore, I have constructed financial models, in Excel, to forecast fund performance and aid in equity and debt raising of new funds, including Invesco’s European Hotel Real Estate Fund.
I have a depth of experience in both asset management and acquisitions. I held the role of Asset Manager whilst at Invesco, and managed their UK Property Income Trust, which consisted of 44 properties, valued at £280m at the end of 2005. In this role I implemented space remodelling, refurbishment and marketing projects. With regard to acquisitions, I underwrote and acquired €320m of real estate over an 18 month period at GPTH, demonstrating my competence in sourcing, analysing and completing transactions.
Over the last seven years I have had exposure to a number of real estate markets, having acquired and managed properties in Germany, France, the Netherlands, Denmark and Finland. In addition to my asset management experience in the UK, I have underwritten acquisitions and disposed of six properties including Cable & Wireless’ headquarters in Bracknell, for £23.9m, and a multi tenanted office campus near Uxbridge, for £34.5m. This activity has been spread over office, industrial and retail properties.
My career to date has exposed me to a wide variety of professional disciplines, culminating in managing GPTH’s ‘EB8’ fund. In the course of this job I was instrumental in developing the concept and business plan for the fund, whilst having an integral part in implementing the multi-jurisdictional corporate structure. I am thus familiar with the process, requirements and personnel required to create a successful property fund.
In addition, both at GPTH and Invesco, I have had a depth of experience in capital markets. I have been involved in formulating the financial structure of funds, through discussions with solicitors and accountants, modelling the various scenarios, and marketing the products to both debt and equity providers in order to secure capital commitments. Post fund closure I have been required to liaise with both banks and equity providers to maintain relationships, transparent communication lines and efficient draw down of capital.
Lastly, as Fund Manager of EB8 I managed a team of seven people employed in finance, operations, acquisitions and asset management. Along with the every day tasks of managing a fund, such as relationship management, with both suppliers and clients, compliance, reporting requirements and driving performance, I was also required to manage a number of projects. One such project was the creation of a cash management package to monitor, forecast and report on working capital requirements and distributions. This project drew on a number of people from across the business, including IT, Finance, Treasury and Asset Management, and required careful planning and delivery.
In the course of my work I have become proficient in the use of the software packages Excel, Argus Financial Software, Circle Visual Investor and Prodev, whilst having had some experience of Dyna software. I am quick to pick up as yet unfamiliar software packages.
With regard to qualifications, I graduated from the University of Reading in 2002 with a 2:1 Honours degree in Investment and Finance in Property and became a member of the Royal Institution of Chartered Surveyors in 2005.
