• Persuaded major Japanese bank both to lend and underwrite credit advanced by other lenders to significantly reduce overall cost.
• Obtained in principle S&P credit rating for UK Universities through using US mono-line insurers to provide credit enhancement;
• Won and delivered contract to procure new University buildings value £35m, secured funding and controlled design, construction and fit out of buildings completing on time and within budget.
• Realised optimum value for land vacated by a University;
• Managed the set up and successfully launched two Venture Capital funds of £20m each to invest in SMEs in Cornwall and parts of Devon.
• Negotiated a complex transaction to facilitate the successful creation of 11 acres of development land by excavating 400,000T of rock & clay and reclaiming part of a tidal estuary Project managed land reclamation phase.
• Resolved project funding obstacles and undertook value management and risk evaluations which resulted in cost savings of £250,000;
• Negotiated successful Joint Ventures to fund a number of property developments to expand the business;
• Made project for student accommodation feasible by increasing density of development, reducing costs by £400k by re-engineering the proposals and obtaining grant aid of £1.9m;
• Administered as Financial Director and Company Secretary a group of companies employing 200 people across construction, property, hotels and restaurants.
• Introduced new systems to record and retrieve data, appraise performance and manage projects;
• Prepared accurate budgets rapidly for projects between £500k and £35m when the opening bid frequently became the final contract sum;
• Persuaded larger creditors to extend credit terms to release £500k cash flow which leveraged up to provided £2m working capital;
• Researched over-steer problems in racing car and found solution to problem that engineers had not considered. Solution reduced lap times by 1.5 seconds at Brands Hatch.
